Heat and Humidity is Rising. Are You and Your Home Ready?

Sunny days. Starry nights. That’s what many think of when it comes to summertime. However, protecting your home at this time of year should not be overlooked. As a follow-up to our previous focus on severe weather damage, this month we turn our attention to six other home protection tips.

Roof Damage

Simmering hot temperatures, high humidity and poor air circulation in the attic can lead to weakened walls, deteriorating shingles and increased likelihood of mold. Sounds ominous but there are several ways to mitigate the possibility of these issues. The first key is to improve airflow by properly maintaining air ducts. Shingles can be protected from cracking with caulk and the roof should be sealed to shield against moisture and excessive sunlight.

Crawlspace Damage

Stagnant air within a small tight area is a breeding site for mold and mildew. Unfortunately, even the most ventilated crawlspaces can become stagnant and humid. One of the best suggestions is to cover the home’s foundation and surrounding dirt with heavy plastic and spray foam, providing a layer of protection from moisture rising from the ground and the resulting humidity.

Plumbing Issues

Increased water use in the heat of summer may cause leaks while hotter temperatures and excessive drying can cause water lines to rupture, leak and/or crack. Pipes can also shift around the foundation. Keeping soil near the house well-watered can ward off excessive drying. It is also wise have a professional ensure pipes are caulked and sealed properly. Sometimes overlooked is the possible pipe damage caused by tree roots so when planting trees, it is best to keep them at a distance.

Grill Fires

Cookouts are fun but they do come with responsibilities, especially when firing up the grill. At the top of the list – have a fire extinguisher on hand, never grill in an enclosed area and keep children at a safe distance. While cleaning up after barbeques is rarely fun, there are important care tips. The grill should be cleaned well and checked regularly for leaks and blockages. It should also be stored securely but only after cooling off.

Mildew and mold

While often a result of leaks or other conditions associated with HVAC and plumbing systems, mold and mildew growth can occur even when those systems are in tip-top shape. It is a matter of moisture and the amount of it within the home. Air conditioners, fans and dehumidifiers can help. Other recommendations include replacing air filters, installing leak detectors and regularly checking for any dripping faucets.

Summer Storms

Hurricanes and off-season nor’easters are not the only storms that can wreak havoc on homes in the warm summer months. Recognizing that severe rainfall and heavy wind gusts can cause damage from fallen trees, flooding and downed power lines, it is wise to take precautions. This includes sealing cracks throughout the house from the foundation up as well as fixing any loose shingles, clearing gutters, securing outdoor furniture and trimming tall shrubs and trees.
